A few kilometres from the hub of Annecy, the price per square metre is still costing a fortune.
Nevertheless Lake Annecy works its charm over the Haut-Savoyards in the surrounding communes
and also the Parisians, Northerners, English, Belgians … who choose to spend their holidays beside the lake or decide to make it their retirement home.
Lakeside villas: a corner of paradise
On the waterfront, the contented owners of these villas ideally situated
beside Lake Annecy , do not part easily with their little corners of paradise.
Due to only one or two transactions taking place per year for around 150 houses, this could be called
a micro market! Property transactions generally take between six to twelve months.
A growing number of Belgians and English are attracted by the tranquil location of these
magnificent properties which combine both the attraction of the lake and
the proximity of the ski slopes. Obviously, clients aren't falling over each other as
exceptional property, exceptional budget! An industrialist sold his business
before settling at Veyrier in a beautiful villa, for 2 million euros,
and at Talloires a Belgian acquired a furnished 230 sq. m2 contemporary property ,
for 2.2 million euros. «Classical methods of valuation do not apply
for this type of property. We proceed in fact by comparison depending on
previous transactions», explains Jean-Claude Clerc, director ofAgence Clerc.
